How can contemporary design sensibilities elevate the presence and value of a historic building? This rehabilitation of a 1938 residential building retained its key characterizing strengths - neighborhood scale, compositional proportion / balance, and communal outdoor space - while transforming it's interior environment and street presence. Under new ownership, the solid, but neglected 4-plex (with 4 garages) was surgically modified by connecting interior shared spaces with the New Mexico sky and upgrading the building envelope performance by an order of magnitude with new insulation and windows. Four new roof projections orient themselves to maximize natural light and reject summer solar gain. Refinished existing wood floors, stainless steel, polycarbonate, corrugated metal and vintage fixtures combine in a new expression of authenticity. |
